What do you need to know?

We determine the fee we charge you based on the expected workload involved. The amount we charge for Ownright services will not change from what you see quoted unless the needs of your file greatly exceed the expected amount of work. In the event that your needs exceed the expected workload, we will inform you as soon as this becomes apparent.

Variability in fees arises because there are other third-party fees involved that we cannot always estimate. For almost all transactions, these fees will include title insurance, disbursements, and land transfer tax. All three of these fees vary greatly depending on the details of your property. Title insurance and disbursements can range from hundreds to potentially thousands of dollars, and land transfer tax is calculated entirely based on the purchase price of your home.

Please note that if you are purchasing a home in the city of Toronto, the municipal government charges an additional land transfer tax to that levied by the provincial government. You can calculate your municipal land transfer tax here. To provide insight into how much land transfer tax can be, on a $1,000,000 home, provincial land transfer tax would be $16,475 and if the home was in Toronto, you would have to pay an additional $16,475 in municipal land transfer tax.

We don’t want there to be any surprises when it comes time to view your total cost breakdown. Also, sharing this information ahead of time helps you to better prepare your finances ahead of transferring the required funds to close on the property.
